Home Additions in Vineland & South Jersey

Ready Serve Pro builds home additions in Vineland and across South Jersey: second stories, bump-outs, kitchen and family room additions, and primary suites. We handle the foundation, framing, roof tie-in, plumbing, electrical and finish work, and we handle all of the planning and permitting with your township. If you need more room and don't want to move, call (609) 640-4240.

Types of Additions We Build

Four ways to add the room you need.

Second-Story Additions

A new floor on top of the house. You get the space without giving up any yard. The existing walls and foundation have to carry the new load, so the structure gets checked before design starts.

Bump-Outs

A small addition that pushes one wall out a few feet. Good for a cramped kitchen, a bathroom that needs a bigger shower, or a dining area that needs room for a table.

Kitchen and Family Room Additions

A single-story addition off the back or side of the house, usually on a new slab or foundation, opened into the existing rooms so it reads as one space.

Primary Suite Additions

A bedroom, bathroom and closet added as one wing or one floor. We build the bathroom inside the addition too, so you don't need a second contractor.

How an Addition Runs

From the first walk to the final walkthrough.

01

Consultation

We walk the property with you, talk through what you need the space for, and look at what will affect the job: lot size, the existing structure, and where plumbing and electrical can tie in.

02

Design and permits

Paul designs the interior spaces with you: size, layout and materials. When the township requires them, our architect produces the technical, sealed prints. We handle the zoning review and permit applications with your township.

03

Build

Foundation or slab, framing, roof, windows and doors, then plumbing, electrical and HVAC, insulation, drywall and finishes.

04

Inspections

The township inspector checks the work at set stages before it gets covered up. Work doesn't move past a stage until it passes.

05

Final walkthrough

We walk the finished addition with you and handle anything outstanding before the job closes.

Permits and Zoning in New Jersey

Every addition in New Jersey needs permits.

Here is how it works in plain terms:

  • Zoning comes first. Your town's zoning rules set how close you can build to the property line, how much of the lot can be covered, and how tall the house can be. If the addition doesn't fit those rules, the town may require a variance from its zoning board before anything gets built.
  • Building permits come from your township's construction office. New Jersey uses the Uniform Construction Code (UCC) statewide, but each township runs its own construction office, reviews its own plans and does its own inspections.
  • Separate trades get inspected. Building, electrical and plumbing work are each inspected under the permit.
  • The job closes with final approval. The addition isn't finished on paper until the township signs off on the final inspection.

Rules and timing differ from town to town. Ready Serve Pro handles all of the planning and permitting. We check your township's requirements at the start, so the design fits before plans are submitted.

What Drives the Cost of an Addition

There's no fair price for an addition until we've seen the house.

These are the things that move the number:

Size.

More square footage means more foundation, framing, roofing and finish.

Type.

A second story depends on whether the existing structure can carry it. A ground-level addition needs a new slab or foundation.

Plumbing.

A kitchen or bathroom in the addition costs more than a bedroom or family room.

Heating and cooling.

Extending the existing system, or adding a separate unit like a ductless mini-split.

Matching the house.

Siding, roofline, windows and trim matched to the original as closely as possible.

Finishes.

Cabinets, counters, tile and flooring vary widely.

Drawings and permits.

Design, sealed prints from our architect when the township requires them, and township fees.

Site access.

How easily equipment and materials can reach the work area.

We give you a written scope of work so you can see what's included before you decide.

Recent Additions

Two houses, two new floors of living space.

Second-Story Addition, Evesham (Marlton), NJ

We framed a full second story on top of this home's brick first floor. Upstairs is one large room under a vaulted ceiling, with a wet bar, a fireplace wall and a door out to the deck, plus a full bathroom with a walk-in shower and a freestanding tub. The homeowners got a whole new floor without giving up any yard.

Kitchen Addition, Sewell, NJ

This was a true new addition: we poured a new concrete slab and built a single-story kitchen and dining addition onto the back of the home. The addition has a vaulted ceiling, French doors to the patio, and siding matched to the house. We reused the old pavers to redo the paver patio. Inside are shaker cabinets, stone counters, a gas cooktop and a double wall oven.

Who Builds It

A regular-sized company that puts the work first.

Ready Serve Pro LLC is based in Vineland. Owner Paul Pierce Sr. was a lead project manager at Amiano and Son Construction. His partner, Israel "Izzy" Maldonado, came from Walker Diving. We're a regular-sized company, not a big outfit, and we put the work first. We're also certified for lead encapsulation, which matters when an addition ties into an older home with painted surfaces.

Towns We Serve

Vineland and the towns around it.

We build additions in Vineland, Millville, Bridgeton, Glassboro, Franklinville (Franklin Twp), Newfield, Buena, Elmer, Pittsgrove, Williamstown, Hammonton, Mullica Hill, Cherry Hill, Voorhees, Haddonfield, Collingswood, Moorestown, Marlton, Evesham, Medford, Upper Deerfield, Blackwood, Mays Landing and Egg Harbor City.

That covers Cumberland, Gloucester, Salem, Camden, Burlington and Atlantic counties. We work in South Jersey only.

Home Addition FAQ

Questions people ask before they call.

Yes. Additions need building permits from your township's construction office under the New Jersey Uniform Construction Code, and most also need zoning approval. Electrical and plumbing work is inspected too. Ready Serve Pro handles all of the planning and permitting for you.

It depends on the size, the type and how long your township takes to review plans. We give you a schedule once the design and scope are set.

A second story keeps your yard and works when the lot is tight or zoning limits how much of the lot you can cover. A ground-level addition can be simpler when the existing walls and foundation weren't built to carry another floor. We look at both during the consultation.

We match the existing siding, roofline, windows and trim as closely as possible. A perfect match isn't always possible, because the original materials have years of wear and weathering. On our Sewell kitchen addition, we matched the new siding to the existing house and reused the old pavers to redo the patio.

Yes. We do kitchens and bathrooms as part of the addition, so one team handles the whole job. Our Evesham addition includes a full bathroom, and our Sewell addition is a full kitchen.

We work across Cumberland, Gloucester, Salem, Camden, Burlington and Atlantic counties, from Vineland to Cherry Hill, Marlton and Medford. If you're not sure whether you're in our area, call (609) 640-4240.
